In British Columbia, the term “building renewal” refers to the process of modernizing or remodeling an existing structure to enhance its sustainability, functionality, and safety. In short, building renewal is the repair, upgrading and “renewal” of a building’s exterior or interior substrates and associated systems. Building renewal can include a variety of items, including repairing and maintaining a building system, strengthening accessibility, increasing energy efficiency, and changing the building’s design and finishes.
Building Renewal Vs Building Restoration
Building Renewal is a relatively new term and is different from restoration. Restoration involves the repair of specific areas and includes the replacement of original substrates that were damaged from specific events like a fire or flood. The building renewal process encompasses the entirety of the building’s exterior and interior systems and substrates. Typical renewal projects begin within five years of a building’s construction to help mitigate costly long-term damage to a building’s surfaces and systems. Building renewal is an ongoing process while restoration is typically specific and one-time.
